In the event that a new apartment is in a new building, you can start repairing it after receiving a ownership document. However, professionals recommend not rushing – the house will shrink, and just repaired walls can crack. And if partitions from drywall are installed, they, as a result of shrinkage, will be separated in all directions.
The shrinkage takes place within two years, and living all this time in a standardly finished apartment is a little unpleasant. The apartment needs to be ennobled. In order not to blame the consequences of the shrinkage later, you can postpone more large -scale work – for example, the installation of suspended ceilings or new partitions – until the best time, and carry out a small repair of a new apartment without large investment. Building materials in this case should be acquired by those that no shrinkage will affect.
If someone has already lived in a purchased apartment, and repairs were carried out in it, during the implementation of a new reconstruction, flaws of the previous repair may open. Sometimes there are so many of them that it is easier to make a comprehensive repair of a new apartment than to correct all the errors allowed by the predecessors. Because not a single construction company, remaking poorly work, will give a complete guarantee that all errors will be corrected. Some of them can appear only after a few months, or even after a few years. In addition, partial repairs to specialists are not beneficial, because the share of work is already being done, and they either refuse such a repair or significantly raise prices.
When remaking low -quality repair, all work on it has to be carried out again – remove the finish, carry out wiring, putty walls, sell new recesses in the walls, and so on. Small repairs will cost the owners, of course, cheaper, but there will be no guarantee for it – no one knows that it is hidden deep under the finish. The full alteration of the room will cost more, but it will give a guarantee of quality – after all, the workers will be rebuilt again.
The main mistakes that are found in poor -quality repair work arise both through the fault of designers that make up the project and builders who implement it, and due to the fault of the customers themselves. They can be classified by groups. The first group is design errors, such as an illiterate reconstruction of engineering communications or illiterate redevelopment of the room. Often there are problems due to incorrect electrical wiring circuits or cable laying.
The second group of deficiencies includes careless implementation of technical requirements and non -compliance with repair rules. Very serious imperfections are walled up access to communication networks, their destruction during the repair process, incorrectly calculated loads on partitions and ceilings, voids in the ceiling or walls, incorrectly carried out electrician in rooms with high humidity – bathrooms, showers.
The third group includes deficiencies formed as a result of an incorrectly given procedure for work. It is advisable to draw them according to the traditional scheme, starting from the walls, then moving to the floor and after that – to the ceilings. They start repairs usually with the most dirty works. Glazing of the loggia or balcony is already carried out at the final stage of repair – it is convenient to store building materials or install tools during repair.
And, finally, the fourth group includes deficiencies formed due to erroneously selected materials that are inappropriate in their technical characteristics of the use for which they are intended in the apartment. For example, an expensive parquet floor laid in the hallway will quickly become unusable. Often, repair materials do not correspond to each other in their texture, shape or color, and they have to be changed.
Therefore, we can say with confidence – an apartment with an already repaired repair does not always have advantages over the apartment without repair. Sometimes it’s almost impossible to fix all the mistakes of this repair, and you have to carry out a new, overhaul of a new apartment, which will cost quite a lot.
